What you actually get
Homeowner and mailing details, the property, and the mortgage — recorded loan type, recording date and original amount straight from the instrument, plus modeled balance, equity, LTV and rate.
Modeled fields say modeled. Estimated equity and estimated rate are derived from recorded terms and an automated valuation. They are good for building a call list and useless for underwriting, and we would rather say so than let you find out.

No credit data of any kind — No scores, no bands, no tradelines, no inquiry history. Including any of it would make this a consumer report and us a consumer reporting agency, which we are not and do not intend to be.
No trigger leads — We do not buy, blend, or sell credit-bureau mortgage trigger leads. The Homebuyers Privacy Protection Act restricted them as of March 2026 and our sourcing is audited against it.
No protected characteristics — We do not collect, append, model, or sell data on race, national origin, religion, sex, familial status, disability, or age — and the selector never uses proxies for them.
No consumer consent — and we say so — Nobody on these lists asked to be contacted. That is the honest description of public-record data, and it is why the calling obligation is entirely yours.
Suppression & compliance
Plenty of vendors sell “TCPA compliant, DNC scrubbed” records. For public-record data that claim is simply false — nobody on the list consented to anything. What a data vendor can honestly offer is clean provenance, real suppression, and a straight answer about where its responsibility ends.
Every record is checked against our own do-not-contact list and every deletion request we have received, on the original pull and on every repull.
Serial TCPA plaintiffs and known litigator numbers are removed before delivery using a commercially maintained list. This lowers exposure. It does not remove it.
Federal rules bar us from scrubbing under our own subscription and handing you the output. So we run Registry suppression as a service under your SAN, which you give us at signup.
Numbers are appended from licensed compilers, not supplied by the homeowner, so every record carries a match-confidence flag instead of a false promise of accuracy.
